What to Pay Attention To When Buying Long Beach Condos
There are many great condominium complexes along the coastline and throughout the city of Long Beach. Pay close attention to what is covered in through Home Owner’s Association, called HOA. Each Long Beach condo charges a monthly HOA fee that typically covers the common areas outside and around the building which could include the landscape, roof, pool, spa, walk ways, garage, etc.
How to Avoid Paying Too Much When You Buy
The real estate condos in Long Beach pricing is changing along with other cities in Southern California. Now, is a great time to buy real estate since interest rates are so low. You have more to choose from but to make sure you don’t over pay, we want you to know that we will prepare a market value analysis of the condo you want to purchase.
“When you fall in love with a townhouse or condo or even a house, if I am your agent, then I will develop a market analysis of the TRUE value. You will see what previous home buyers bought condos at and is the market up or down. I really like one chart that I pull. It is called the Percentage of the Listed Price. It will show you if properties are selling at 100% of the listed price which is full price or above or below.
Then you know if the condos are selling for 98% of the listed value, you can offer at 97% and see if the seller will take it. If I find out from the listing agent that he/she has multiple offers, then you would need to offer at full price or above to get it.”
Can I read the HOA document before I make an offer?
For the most part, No. The homeowner association (HOA) documents are pricey and not usually available prior to the purchase. After your offer is accepted by the owner, then you have a period of time to review the HOA documents as disclosure for your Long Beach condo.
