We want you to remain healthy during the CoronaVirus. All Southern California real estate activities during the COVID-19 are by appointment only.
Strict real estate guidelines are in place to protect all buyers, sellers, and real professionals in Southern California and other cities in the state.
According to the local officials and the governor, you should stay at home and cover your face when leaving your home.
For our Southern California Home Buyers during Coronavirus Guidelines
We are following the guidelines that we set up and ones recommended by the California Association of Realtors and the Department of Real Estate. Guidelines are subject to change:
-
Only 1 agent and 1 buyer can go into a property as a time.
-
They suggest that you don’t touch anything
-
Buyers and agents must wear face masks, gloves, and booties (some cities have different requirements on booties) when viewing a property.
-
Buyers to provide a pre-approval letter from a reliable lender.
-
If you are investing with cash only, then you need to provide your proof of funds. These documents should come from your bank, financial advisor, or investment bank with a verifiable phone number that we can call and verify.
-
Buyers need to sign a CoronaVirus Advisory Disclosure before entering each property. This disclosure is to be signed by the buyers, real estate agents, and sometimes the sellers for each house or condo. All buyers & people who enter the property must sign the disclosure. And the owners of our real estate brokerage have to acknowledge this disclosure.
If you are sick, stay home. Get healthy. Be happy.
The real estate requirements for showing property and taking listings are constantly changing and I will update them.
Who Represents Whom
If you have a real estate agent that you are working with as your buyer’s agent, call them to show you a property.
If you call Jay Valento, he will be asking you to sign an additional document called a buyer broker agreement. That states if you buy the property he shows you, you have to buy it through Jay Valento as your buyer’s agent.
Disclosures Provided Before You View Any Home in Person
I will provide disclosure documents to read and sign via email through an electronic signature system called DocuSign, ahead of time to review before you have to sign them. I have a subscription at DocuSign.
You do not need to join anything. Just follow the email guidelines when you receive the disclosure documents. It is very easy to do. All of our client’s sign documents via DocuSign.
