The community is open to individuals who meet specific financial requirements, regardless of their age, but the first occupant must be at least 55 years old, and the second occupant must be 45 or older.
Full-time medical caregivers are exempt from the age restrictions.
The financial requirements include a minimum annual income of $36,000 for Co-Ops and $42,000 for condominiums, along with a minimum of $125,000 in assets above the purchase price of the residence.
