Great Wisdom For First Time Buyers To Experienced Home Buyers
Learn about the home-buying process in Long Beach, including the importance of being “underwritten pre-approved.”
- If you plan on financing your purchase, getting pre-approved for financing is what most agents will tell you. I say, get “underwritten pre-approved”. That means you have filled out an application and your lender has run it along with all of your documentation by an underwriter for a bank that determines your loan. Then, all you need is an appraisal for a loan.
- This puts you in an advantageous position over other buyers who are just “pre-qualified or pre-approved” when we submit an offer on your behalf to purchase a home, condo, or income property.

- Contact us for a free home buyer consultation. We will meet you and discuss the home-buying process step by step so you what happens along the way.
- We will provide you with a free copy of my 52-page home buyer’s guide.
- If we agree to work together, we will make a commitment to you in writing to represent your best interests in a real estate transaction. As your real estate professionals that are looking out for you. Not ones working for the seller.

What is a Home Inspection?
Home inspections occur after your offer is accepted in California. The rights to inspect the property are written into the contract.
During a home inspection, we perform an Agent Visual Inspection of the property. I have discovered things that the home inspector may have missed and will point them out to you and the inspector. One of the home inspectors found a minor plumbing problem that, if left unattended, could have turned into a major headache down the road.
Thanks to the inspection, our home buyer client was asked in a Request for Repairs form for the seller to fix the items. While the seller is not obligated to fix anything, they asked in writing and we prepared the form on their behalf to see what they might fix.

“Jay Valento was on top of it during the entire process. He was extremely professional and knowledgeable and I felt very comfortable relying on his recommendations. Jay is polite and friendly and most importantly he communicated with me continually on each turn of events and responded immediately to each situation as it arose. All of this was even more important to me because I live out of state so I counted on him to handle everything and he did not disappoint.”

“Jay is a wonderful Realtor, honest and upfront. He communicates clearly and knows the market as well as anyone. He makes the process enjoyable. A lot of brokers are pushy, but not Jay. He is intent on finding the property that best fits his clients’ needs. I will work with Jay again in the future and would gladly recommend him to anyone.”
Josh Frank, Long Beach, California
“We received top-notch service from start to finish and would definitely recommend Jay to friends and family without hesitation.
