I try to arrive at the current market value just like an appraiser does. I use a couple of resources that I have access to. I want you to make the best decisions when it comes to what to offer. I represent you and want you to get the property for less than the listed price.
Market Statistics Help You Understand Long Beach Condo Pricing
I really like one chart that I research monthly. It is called the Percentage of the Listed Price. It will show you if properties are selling at 100% of the listed price which is full price or above or below.
Then you know if the condos are selling for 98% of the listed value, you can offer at 97% and see if the seller will take it. If I find out from the listing agent that he/she has multiple offers, then you would need to offer at full price or above to get it.
Can I read the HOA document before I make an offer?
For the most part, No. The homeowner association (HOA) documents are pricey and not usually available prior to the purchase. After your offer is accepted by the owner, then you have a period of time to review the HOA documents as a disclosure. There is a disclosure review time after acceptance and I will explain that to you when we meet.
